Naaman’s parcel rezoned

New Castle County Council unanimously approved the rezoning of a 2.5 acre parcel adjacent to the Brandywine Town Center to allow for a medical office to be built there.

The site, which is located on the north side of Naaman’s Road and opposite Shipley Road, had been zoned for residential.

The 202 Group, which owns the property, has planned a 23,000-squarefoot, two-story medical office for the site.

But negotiations between the 202 Group and Acadia Realty, which owns the Town Center, could lead to an agreement that leaves the site as open space.

Councilman Robert Weiner (R-Chatham) said the two parties were discussing a deal in which Acadia would purchase the property from the 202 Group in exchange for an allowance from New Castle County to lease additional space inside the Town Center.

William Rhodunda, the attorney representing the 202 Group, confirmed to the council last week that such negotiations were ongoing. Still, he said the medical office would be built if an agreement was not reached.

Weiner said preserving open space would be the best scenario for the community, but also acknowledged that a medical office would satisfy a need there.

"If the deal doesn’t culminate, we will have a medical building available for a community that is aging," he said.
