Stoltz highrise tower @ Greenville Center scheduled for Tuesday January 5, 2010 Planning Board Hearing [Major Land Development Plan Review of Greenville Center]

The New Castle County Land Use Department and TAC Planning Board joint scheduled public hearing review of the Major Land Development Plan for Greenville Center is scheduled for Tuesday January 5, 2010 at 7 PM.  This plan, Application  2008 -0272-S,  is for the east side of Kennett Pike (Route 52) north side of Buck Road. The Stoltz organization is seeking approval to add a 78,189 square feet residential tower with associated parking to create mixed use development. CR Zoning. CD 2. Christiana Hundred. 

The plan review is scheduled for Tuesday, January 5, 2010 at 7:00 pm in the Multi-Purpose Room of the Gilliam Building, 77 Reads Way, New Castle, DE At the public hearing, the Department of Land Use and Planning Board will hear testimony regarding the major land development  plan.  The purpose of the hearing is to provide the public and other interested parties with an opportunity to review the preliminary plan, the associated preliminary plan review letter from the Department of Land Use and the Technical Advisory Committee (TAC) comments.  No further review or approval from the Planning Board in required.

Planning Review

New Castle County's planners review proposed development plans to ensure that all required elements are included.  Plans that are accompanied by an application to rezone the property are also analyzed to prepare a recommendation as to whether the change in use is appropriate and meets the goals of the Comprehensive Development Plan. 

 Stages of the Planning Process

Major development plans must go through a 3-part review process before the plan can be recorded - Exploratory, Preliminary and Record.  Minor plans go through a 2-stage process - Exploratory and Record.   

I encourage you to provide input.   You can attend the hearing in person or submit your comments in writing

Following review and a public hearing, the County Land Use Department professional planners and the citizen Board each issue a recommendations on these proposals, which are provided to New Castle County Council prior to its taking action. County Council must vote by a supermajority if the County Council vote is contrary to the Land Use Department recommendation.
